Dirt Cheap is a demolition contractor working in Gaston, South Carolina. Gaston is a small Lexington County town, about 6 miles south of Pine Ridge and 5 miles north of Swansea. A rail line was built through the settlement in 1891, and the town incorporated in 1894. Today US 321 and the railroad both cross town. The town covers about 5.3 square miles of land. The 2020 census counted 1,608 people and 712 homes in town, and the Census Bureau's five-year survey estimates that about half of the homes are mobile homes. From 2010 to 2015, the Town's own plan counted 62.5 percent more manufactured home installs than new site-built houses. Much of the land in town is still farm and timber ground. That is why mobile home removal comes up so often here, along with clearing and grading for new home sites.
Dirt Cheap is family and woman owned. Our shop sits on Edmund Highway in West Columbia, about 6 miles away in a straight line. We work in and around Gaston regularly. The company runs full size CASE excavators and dozers, plus a tri axle Kenworth dump truck with trailers. Those machines are built for demolition and site work. An excavator that size can take down a house or a double wide and load it out as it goes. The same machines clear a tract and cut a lot to grade. The debris leaves on our own trucks and goes to the landfill as part of the job. For a house that is past saving, see our house demolition service for older homes. Estimates are free, so call (803) 796-4727 and tell us what needs to come down.

Mobile homes lead the list, at about half of the homes in Gaston by the Census Bureau's survey estimates. In that same survey, the median home in town was built in 1989, and the 1990s were the biggest building decade. Nearly a third of the homes went up before 1980. A mobile home that age can have a soft floor or a roof that leaks when it rains. When the repair costs more than the home is worth, it comes apart where it sits. A full size excavator breaks it down and loads it onto our trucks. The pad is cleared, and the lot is left level for whatever goes in next. Our mobile home removal down to a clean lot covers how that work runs from start to finish.
Older houses and small commercial buildings reach the same point. The Town's own plan describes dilapidated and poor quality properties in town. Its land use surveys observed several homes and commercial buildings like that. Many of them sat unoccupied and served no use. When one comes down, the excavator takes it apart from the top and loads the debris as it goes. The slab, the concrete steps and the block piers come out with the house. Contractor loads go to the Lexington County landfill and are charged by the ton. The current schedule lists $38 a ton for mixed demolition debris and $20 a ton for clean loads of concrete. Keeping the concrete separate cuts $18 a ton off that part of the bill. An old driveway or patio can come out too, through our concrete breakout and removal service.
Most of Gaston is still open land. Lexington County carries 2,106 acres inside town limits under special agriculture assessment, which is the majority of the town. That land is farm and timber ground, and a tract sold for home sites has to be cleared first. Our land clearing for farm and timber tracts takes out the trees and stumps, and the debris is loaded out. Inside town limits, Lexington County administers and enforces its Land Development Manual under an agreement with the Town. That manual sets out the land disturbance permit application and approval process. Wetlands are a separate step. The manual calls for wetlands to be delineated and verified by the US Army Corps of Engineers. No disturbance is allowed without proper approval. Low, wet ground near a creek is worth checking before any machine goes in.
The ground matters once the trees are gone. Northern Lexington County sits on the Piedmont, and the fall line marks where the Piedmont meets the coastal plain. Most of the county, Gaston included, sits in the Sandhills. A 1936 USGS study quoted in the Town's plan puts the town on a high plateau that forms a divide. First Creek flows north toward Congaree Creek, and Bull Swamp Creek drains south toward the Edisto River basin. Sandy soil here drains fast, sometimes too well to hold moisture. Some clay shows up in thin red or pink layers, and dry clay can bake into a brick-like hardpan. So one lot can dig and pack differently from the next. Our grading and pad prep for a new home shapes the lot so rain runs away from the house.
