Residential Demolition
We tear down houses, mobile homes, and double wides across the Midlands. Full size excavators and dozers do the work, and the lot is left graded and clean. Free estimates from our West Columbia shop.
Mobile home demolition is the full teardown of a single wide, a double wide or an older trailer, and we run that work out of West Columbia. The home comes apart under a full size excavator instead of being pulled off the lot in one piece. Everything holding it up comes out with it, from the block piers to the tie down anchors. Debris leaves on our own trucks and goes to the landfill as part of the job, and the pad is left clear. Some owners are clearing a pad before a new home is set. Others inherited a place that sat empty for years, or need a derelict home cleared off the property.
Dirt Cheap is a family owned and woman owned demolition contractor with a shop on Edmund Hwy in West Columbia. We work with full size CASE excavators, dozers and a tri axle Kenworth dump truck with trailers. That is real demolition equipment, sized for a double wide and whatever sits under it. Most jobs stay inside about 50 miles of the shop, which covers teardowns on the Columbia side of the river and mobile home lots across Lexington County, including lots around Pelion, Gaston, Swansea and Red Bank. For larger demolition projects we travel anywhere in South Carolina. Estimates are free, so call (803) 796-4727 and tell us what needs to come off the lot.
Tell us about the structure, lot or job and we will get right back to you.
A single wide comes down as one box. A double wide is two sections bolted together at the marriage line, so it comes apart along that seam and then in pieces. Most older homes lost their axles and tongue years ago, so nothing is left to roll them out on. Power, water and gas get cut at the source by the utility first. The excavator then works the walls and roof down into one pile instead of spreading them across the yard. Metal gets pulled to the side, because Lexington County takes separated metal at $28 a ton against $38 a ton for mixed construction and demolition debris.
The home is only part of what comes off. Block piers, tie down anchors, skirting, steps, porches, decks and any shed on the pad go out with it. The old septic tank comes out of service the same day, and the well head gets marked and protected before the machines move. Storm damage and after hours calls are part of this work. Brittany Gantt said in her Google review: "I had an emergency involving my mobile home, not only was it after hours when they made the decision to come help me." Once the pad is clear we fill and shape the pad for a new set up.
Published cost guides put mobile home demolition at $3,000 to $8,000 with debris disposal included, or roughly $4 to $8 per square foot. They split that into $3,000 to $5,000 for a single wide and $5,000 to $8,000 for a double wide. Size moves the number first, and a single wide is a smaller job than a teardown on a site built house. Access moves it next, since a pad a truck can back into works faster. Block piers come out quicker than a poured pad. Sandy Sandhills soil digs fast, while red clay holds water and slows a loaded truck.
Disposal is priced by the ton, and Lexington County publishes the numbers. At the county Edmund Landfill, mixed construction and demolition debris runs $38 a ton and separated metal runs $28 a ton. A whole mobile home section delivered under a county moving permit is $285, and each refrigerator, freezer or air conditioner with freon is $15. Contractor loads are charged by weight, so disposal sits inside every teardown number. Our guide to what a mobile home teardown runs in South Carolina breaks the numbers down. We price a mobile home removal after we look at it in person. Estimates are free, so call (803) 796-4727 and give us the address.
A permit comes first. In unincorporated Lexington County the demolition permit is $21. The City of West Columbia lists $50 for a residential demolition on its published schedule. Across the river, Richland County requires a permit for the removal or demolition of any building. Asbestos rules sit with SCDES, and a private residential structure of four units or fewer may fall outside the notification requirement, though that changes when the teardown is part of a larger commercial or public project, or covers a block of homes under one owner. Our guide to how demolition permits work around Columbia covers the offices.
Title is the other half. A mobile home is titled like a vehicle unless someone retired the title and attached the home to the land. A replacement title runs through SCDMV Form 400, and the title fee is $15. When a home was left behind and the titled owner cannot be found, South Carolina Code Section 6-1-150 sets out a derelict mobile home process. The landowner files a petition in magistrate court, the $80 filing fee covers the hearing, and the court order authorizes removal and destruction. Proof of that order goes to the county auditor, who takes the home off the tax list.

We repair rutted, washed out and potholed driveways across the Midlands, from short residential drives to quarter mile farm lanes. Our crew cuts the ruts out, reshapes the crown and packs the surface so water leaves the drive instead of cutting into it. We also grade new lanes and replace broken concrete drives.
Full size CASE excavators, dozers and a tri axle Kenworth dump truck. Machines sized for two story houses, commercial buildings and whole lots. A mini excavator crew cannot do this work.
One contractor takes the structure down, clears the lot, fills the low spots, grades it flat and can finish with a repaired driveway, concrete or a septic system. No handoffs between companies, no waiting on a second crew.
Cleanup is part of the job, on our own trucks. The site gets cleaned as the teardown happens, so when the machines load up and leave, the lot is done.
The shop sits on Edmund Highway, so Columbia, Lexington and Cayce are minutes away. Family and woman owned. Call and you talk to our office, not a call center.

Storm drain repair for apartment complex fixed twice, both required a large excavation. Did both jobs quickly and for a great price. Would highly recommend.
Awesome Company. Contracted them to demolish a double wide on my property. They did it quickly and cleaned up great. Even brought in fill to level the area out. Marked the septic system as required.
Stop looking. Awesome folks to deal with through and through.
