Age is the first thing. Homes in the historic districts around downtown went up between 1880 and 1948. Close to a third of the housing in Aiken was built before 1970. Old framing and brick chimneys come down differently than new construction does. The second thing is manufactured housing. About one in five homes in Aiken County is a mobile home. Plenty of them have reached the end. We pull the tie-downs, cut the unit into sections, and clear the pad. Then the ground gets filled and packed level so the lot is ready for whatever comes next.
Permits work in two places here. Inside the city limits, the City of Aiken handles building and demolition permits. Outside them, that goes through the Aiken County planning and development office. We pull what the job needs before a machine moves, and utilities get cut and capped first. After the structure is down, the debris leaves on our own trucks as part of the job. Aiken County carries more than 500 miles of unpaved public road. In the horse district the roads stay dirt on purpose, since pavement is hard on hooves. Hitchcock Woods runs about 2,100 acres of sand trail inside the city limits. Land out toward Three Runs Plantation, Bridle Creek, and New Bridge sells by the acre. Acreage takes bigger machines than a quarter-acre lot does. We clear pasture and trail ground with dozers and full-size excavators. Stumps come out of the ground rather than getting ground down. Then we shape the dirt so water runs off, and lay a stone lane back to the barn.
The town keeps growing at the same time. New subdivisions are going in on the Northside and out along Wire Road. Aiken County sits inside the Augusta metro, and the Savannah River Site pulls workers from across it. So old buildings come down on one street while fresh lots get cut somewhere else in town. Sand is easy to move and hard to hold in place. Aiken takes about 51 inches of rain a year, and a lane cut straight into sand will wash. We build ground up instead, with a crown, a stone base, and a packed top. US 1 runs from our end of the Midlands into Aiken, through the town of Lexington on the way.
