What happens on a land clearing job?

It starts with a phone call and a look at the lot. We come out, see what is standing, and check how the ground sits. We look at tree size, how thick the undergrowth is, and where the property pins are. A tri axle truck and a trailer need room to turn around, so access gets checked early. Utility lines get located and marked before any stump comes out of the ground. If an old house or mobile home is still sitting there, that comes down first. Then you get a price for the whole job before any equipment rolls in.

On the work day the dozer goes first and pushes the standing timber into piles. The excavator follows and digs the stumps and root balls out of the ground. Along a fence line or close to a house the work slows down and gets done in smaller bites. Big root balls get shaken out first, so the good dirt stays on your lot. What does lot clearing cost in the Midlands?

Price comes down to what is on the ground and how hard it is to get out. Acreage matters, but a half acre of mature hardwood costs more than two acres of young pine. Big stumps take longer than small ones, and a lot that was logged before goes quicker than untouched woods. Wet ground, steep slope, soft sand, and tight access all slow the machines down. So does old fence wire, trash left behind by the last owner, or buried concrete nobody knew about.

What you want at the end changes the number too. Rough clearing that knocks out the brush and small trees costs less than bare dirt ready for a house. The dirt around here changes fast, since Lexington County sits right on the fall line. One lot is loose sand and the next is heavy red clay that holds water. After a wet week a freshly cleared lot turns to mud, and heavy machines cut deep ruts in it. Low spots near creeks and ditches stay soft long after the rest of the lot dries. We watch the weather and time the work so the lot is not left torn up. Older Midlands property has its own habits, and pasture edges grow up in briars. Lots that sat empty for years fill in with sweetgum and scrub pine.

Storms are the other reason people call. Summer thunderstorms and the tail end of hurricanes drop pines across yards and pastures here every year. We take out the downed trees and the root balls and get the property open again. Rules change by county and city, so ask your county office about land disturbance before a large site gets cleared. Do you pull the stumps, or just cut the trees down?
We pull the stumps. The excavator takes the stump and root ball out in one piece. Then we fill and pack the hole. Grinding only chews the top down and leaves the roots in the dirt. Digging them out gets the whole thing.
What happens to the trees and brush after they come out?
It gets piled on the lot as we go. Then it is loaded and hauled off on our own dump truck and trailers. The trucks are ours, so debris from our job leaves with us and the lot is clear when we finish. If you want some wood kept for firewood, tell us before we start.
Can you clear part of a lot and leave the rest wooded?
Yes. Plenty of people want a house site, a driveway, and a yard opened up. The back of the property stays in trees. Mark what you want kept, or point it out when we come to look. We clear to that line and leave the tree line where you want it.
Do I need a permit to clear land in South Carolina?
It depends on the property and where it sits. Small residential lots often need nothing, while larger sites can fall under county land disturbance rules. Check with your county office before the work starts. Burning debris outside city limits also means notifying the South Carolina Forestry Commission first, under state law.
Do you clear storm damaged trees?
