Every teardown inside the city limits needs a permit from the City of Camden building department. Outside the city, that paperwork goes through the Kershaw County building department. Downtown Camden also sits inside a historic overlay district. Work on or near a listed property gets an extra review first. Property owners handle that approval step with the city. We build our schedule around whatever the approved plan says. About one in ten Camden houses went up before 1940, and the median home dates to around 1975. Older buildings take more checking before the machines move. Power, gas and water get cut and confirmed by the utility. On rural lots we find the septic tank and drain field first, and heavy equipment stays off them.
On the day, a full-size excavator takes the structure down in sections rather than dropping it at once. That keeps the debris inside the footprint and off the fence line. Materials get separated as the pile comes apart. Then the hole gets filled and the pad gets leveled so the lot drains again. Michelle Gumm said in her Google review: "Contracted them to demolish a double wide on my property. They did it quickly and cleaned up great. Even brought in fill to level the area out. Marked the septic system as required."
Camden runs on acreage. Horse farms sit along Knights Hill Road near Springdale Race Course and the Camden Country Club. Lake Wateree lots fill the north end of Kershaw County. Old field and timber tracts run out toward Cassatt, Bethune and Boykin. Land like that grows back fast. Scrub pine and sweetgum take a pasture back in a few seasons. We clear brush and small timber with a dozer and excavator. Then the stumps and roots come out of the ground. What comes off gets piled or burned when the burn rules allow it. The finished tract gets graded so it sheds water. Camden keeps growing, and newer subdivisions like Bramblewood are still filling in. Fresh lots have to be cleared and shaped before anything gets poured on them.
Long drives are the other Camden job. A farm entrance off a county road can run several hundred feet to the barn. Sandhills soil drains well, but loose sand does not hold a truck or a horse trailer. Hard summer rain cuts ruts down the middle of a sand drive. We cut the drive in and crown it so water leaves the surface. The base gets set before the stone goes down. A crusher run base packs tighter than loose stone and carries a load. An existing farm drive can be regraded and topped back up.
