We come look at the building before we put a number on it. We check the size, the height, the materials and the shape it is in. We look at how much room the machines have and what sits close to the walls. Power lines, an open street or a store still doing business all change how we take it down. Older strip centers often share a wall with the unit next door, and that changes where we start. If old equipment or fixtures are still inside, tell us then, because that changes the plan too. Then you get one price for the whole job.
Before the first wall comes down, power, water and gas get cut and disconnected at the building. The demolition permit goes through the city or county office that covers the property. Then the excavator works the structure down in sections and sorts the material as it goes. We keep the work area blocked off while the machines are running. The slab comes out, the hole gets backfilled, and the ground is left level. If a new slab or pad gets poured after that, we do that work as well.
Every commercial building prices out on its own. Size and height matter, and so does what the walls are made of. Steel, brick, block and wood each come apart at a different speed. A thick commercial slab takes more breaking than the slab under a house or a double wide. Permit fees and utility disconnects sit in the price too. Two buildings with the same square footage can land far apart once you look at the details.
Access moves the price as much as size does. A building tight against a street, a parking lot or another tenant takes more time and more care. A close-quarters site also means smaller bites and more truck trips. Distance counts, since every load of concrete and metal has to travel somewhere. Local governments hire us to clear dilapidated and burnt structures off lots that have sat too long. That work runs on a written scope, so we price it around what the town or county asks for. Property managers call for the same reason, usually when a tenant space or an old building has reached the end. The Midlands sits on red clay. It holds water, so a lot can stay slick for days after a hard rain. Summer afternoons here bring thunderstorms, and we plan the heavy machine work around them. Concrete from a teardown is heavy, so a wet lot can slow the loading down for a day. When a slab comes out and leaves the ground low, we bring in fill and level it back.
