Dirt Cheap is a demolition contractor working in Lexington, South Carolina. Lexington is the seat of Lexington County, about twelve miles west of Columbia. Lake Murray sits just north of town, and the dam is about five miles out. The town has grown fast, and that growth is what puts our excavators on lots here. Sunset Boulevard, Corley Mill Road and Old Cherokee Road carry most of the traffic. Older homes and small buildings sit along them on land builders now want. Out past Barr Road and Platt Springs Road, toward Red Bank, the houses are older and mobile homes are common. Many of those lots get cleared before anything new goes up. Lexington County has grown faster than any other county in the Midlands. The town of Lexington has grown fastest of all. It held under 10,000 people in 2000 and is over 26,000 now. New homes need land, and the easy land near town is mostly spoken for. So builders and owners look harder at lots that already hold a structure. Out toward Red Bank most homes went up between 1970 and 1999, with mobile homes filling in around them. Mobile homes are close to one in five housing units in Lexington County. A worn out double wide or a burned house comes down instead of getting fixed. Taking one apart takes an excavator, a truck and somewhere for the debris to go.
Private owners make up a good share of this work. Someone inherits a house and wants the lot clean before they sell. A builder buys a lot on Sunset Boulevard with an old building in the way. Local governments hire us too, taking down dilapidated and burnt houses. We have done church teardowns and strip mall demolition, and mobile home and double wide removal is steady work. Lexington County straddles the fall line. Northwest of that line the soil turns to Piedmont red clay. Southeast of it, toward Red Bank and Edmund, the ground is Sandhills sand. Around the town of Lexington you can hit both on the same lot. Clay holds water and shifts when it stays wet. Sand drains fast and will not hold a cut slope on its own. Fourteenmile Creek drains the north side of town and Twelvemile Creek drains the south. Both feed the Saluda River. Where the water goes decides how we set grade on a pad. Midlands summer storms drop heavy rain in a hurry. A pad that looked flat on Monday can hold a soft spot by Friday.
That is why the work after a teardown is its own job. We backfill the hole, bring in fill where the old slab sat, and set the fall so water leaves. On the rural edges past Barr Road and Hope Ferry Road, driveways run long and stay gravel. A gravel drive on sand needs a different base than one cut into clay. We build the drive and hold the crown so it sheds water instead of rutting. When a lot is grown up in pine and brush, we open it back up first. Permits go through the Lexington County building department, and jobs inside town limits go through the Town of Lexington. Part of Irmo sits in Richland County, so those rules change.
