Old houses lead the list. Sumter's core neighborhoods hold small wood framed homes built before World War Two. South Sumter is packed with bungalows, shotgun houses and saddlebags on narrow lots. At times two houses sit on a single parcel. Many have been empty for years. Some have fire damage. Others get flagged as unsafe by the city. Demolition inside the city limits goes through the Sumter City-County Building Department. A tight lot off Manning Avenue is a different job than an open field. There is a house on each side and utility lines overhead. We bring a full size excavator with a thumb and work the structure down piece by piece. The material gets sorted as it comes apart.
Mobile homes and double wides are the other big one. About a quarter of the occupied homes in Sumter County are mobile homes. Most of those sit outside the city limits. Older units reach a point where repair costs more than replacement. We pull the anchors and blocks, break the unit down and load it out. The skirting and steps come out with it. Past the city limits the county turns rural fast. Dalzell, Wedgefield, Rembert and Pinewood are farm fields and pine timber, with long private drives off the county roads. Shaw Air Force Base sits west of town, and Dalzell and Cherryvale grew up around it. Manchester State Forest covers more than twenty eight thousand acres, and Pinewood runs down to Lake Marion. The soil out here is sandy. The High Hills of Santee, the ridge through western Sumter County, are true sandhills. Sand drains fast and it moves under load, which is different from the red clay closer to Columbia. That matters when you set a drain field or build a drive a loaded truck will use. Septic systems go in to the permit design approved for that lot.
A gravel drive out here needs building. We grade the path, crown it so water runs off, and set the stone in lifts. Then we roll it. The crown and the compaction keep the stone in place through a hard Midlands rain. We also clear lots and shape building pads for a new house or a shop.
